Get a good job, buy a house, pay the mortgage down as fast as you can, put something into KiwiSaver or shares, and pay your taxes without too much fuss. Do those three things consistently and you&#8217;ll be alright. That&#8217;s the responsible path that separates the grown-ups from the people still living like teenagers at forty-five.</p><p>But what if those three moves, <strong>from your wallet&#8217;s point of view,</strong> are not as different as they look? What if they&#8217;re all variations on the same transaction. To receive new posts and support my work, consider becoming a free or paid subscriber.</p></div><form class="subscription-widget-subscribe"><input type="email" class="email-input" name="email" placeholder="Type your email&#8230;" tabindex="-1"><input type="submit" class="button primary" value="Subscribe"><div class="fake-input-wrapper"><div class="fake-input"></div><div class="fake-button"></div></div></form></div></div><p>I&#8217;ve been sitting with that question for a while now, because I keep meeting people who did everything they were told and still feel like they&#8217;re not getting ahead.</p><div><hr></div><p>Take the <strong>mortgage</strong>. For years it felt like the ultimate wealth hack. You borrow depreciating dollars to buy something that, history suggested, would keep rising. I remember when we had our first child and suddenly needed more space. One income in the house, another mouth to feed, and prices were still climbing. It felt risky, but the story we told ourselves was that over time property would almost certainly be worth more than it was right then. While prices kept rising it was easy to believe we were building something. Then they flattened. Maintenance items started stacking up, council rates kept ticking higher, and it started to feel like nothing more than a long-term payment plan to the bank. A death pledge. Sure, you&#8217;d pay rent if you didn&#8217;t own, but you decided to own because you believed the story informed by history.</p><p>Plenty of people are still in that spot. They did the responsible thing, took the leverage, and now they&#8217;re watching the calculus adjust with no easy way out.</p><div><hr></div><p>Then there&#8217;s the <strong>investing</strong> version. We put money into KiwiSaver or managed funds or a share portfolio and we&#8217;re told it&#8217;s <em>growing</em>. And sometimes it does. But once you subtract the fees, the tax, and the <em>real rate</em> of inflation, what&#8217;s left is often just enough to keep pace with the slow, steady loss of purchasing power that&#8217;s been built into the system for decades. It&#8217;s sold as a savings vehicle, but it&#8217;s really an investment product. Your wealth&#8217;s at risk in markets that can go up, or down, and <em>there&#8217;s always the background possibility that something bigger breaks. </em></p><p>The hardest part of this is watching people who thought they&#8217;d found their goldilocks zone (that unique investment style that seemed to work, for a while) get it wrong because the strategy didn&#8217;t actually match who they were. The frugal index-fund stacker <em>feels physically uncomfortable with leverage</em>. The high-risk speculator gets itchy <em>holding the family home through the flat years</em>. The crypto trader who loses it all to then discover <em>the only gem was Bitcoin all along</em>.</p><div><hr></div><p>And then there&#8217;s <strong>tax</strong>. Not just the amount, <em>but the direction of travel</em>. We&#8217;re seeing more talk of wealth taxes, capital gains ideas, and higher effective burdens on people who&#8217;ve built assets, all arriving at the same time as energy prices, defense spending, climate targets, and inflation that never quite seems to settle. If you run a big organisation (think bank, large company, or government department),  hitting growth targets becomes non-negotiable once you reach a certain size. No matter how big, <em>the large must become larger</em> That&#8217;s just how these things work. So when multiple pressures start pointing the same way at once, it&#8217;s reasonable to ask where the financial energy is actually going. It&#8217;s not disappearing. It&#8217;s often just shape shifting (often into gold) and moving undercover, even to central bank owned facilities.</p><p>If none of that is connected, then there&#8217;s nothing to worry about. But the timing feels off, and the people who benefit from the current arrangement have very little incentive to explain how the sausage is actually made.</p><div><hr></div><p>From your wallets perspective, it doesn&#8217;t know where the money goes. You sent those dollars out on a mission, often tied to narrative that you believed would return more back to you than what you sent out.</p><p>You&#8217;re not mad for sensing that something in the game feels rigged - <em>maybe there is a mass psychosis wealth extraction underway</em>. You worked hard, took risks, went without, raised kids, paid the extra on the mortgage, topped up the KiwiSaver, and did it because someone, somewhere, made a promise that the return would be there when you needed it: The home that would double in value, the compounding returns and &#8216;passive&#8217;, retirement income, or the country built on the efficient use of every tax dollar collected. But if that return isn&#8217;t even guaranteed (especially after accounting for currency debasement) then it&#8217;s not about you, &#8216;the sucker&#8217;, it&#8217;s about your backup plan. </p><p>Most people don&#8217;t have one, because we&#8217;ve all been swimming in the same water. </p><p><strong>The good news? The fix is in the strategy.</strong></p><p>You can take what you already have (the house, the investments, the income, the limited time) and you <em>can</em> make it work harder for the life you actually want. It&#8217;ll mean looking harder at the overall strategy than at any single tool, however. It sounds simple but almost every self-directed investor I talk with has no idea what they&#8217;re trying to achieve. If they do, the longest timeframe they think over is 1-2 years, and this is why they can&#8217;t endure &#8216;returns&#8217; that aren&#8217;t consistent. This is why they don&#8217;t want to lose money along the way. There&#8217;s no puppet master. What there is, though, is a structure, where asset prices rise because a continuous stream of new money chases a finite pool of assets. <em>And someone has to be the last buye</em>r when the music stops. Someone has to pay the premium that lets the previous holder exit. That someone, increasingly, is Gen X and everyone behind us.</p><p><strong>We are exit liquidity.</strong></p><div><hr></div><h2>The machine runs on new money</h2><p>Here&#8217;s how this actually works, stripped back to the basics.</p><p>Since 1971, when Nixon took the US off the gold standard, governments and central banks have been able to create money at will. Every time someone takes out a mortgage, new currency enters the world. The money is, quite literally, <em>debt</em>. The rate at which that new currency shows up is somewhere between 7 and 8 percent a year, depending on who&#8217;s measuring. The CPI figure you see in the news ( 2 to 3 percent ) measures a pre-selected basket of goods. It does <em>not</em> measure what&#8217;s happening to your purchasing power. Those are two very different things, and the because the gap between them  is growing, your retirement strategy needs to be sharp. </p><p>If you&#8217;re holding cash, you&#8217;re losing ground by default. Of course this is wrong, but seldom do we consider it so. </p><blockquote><p>This is your own human time and energy, and you can&#8217;t store it without placing it at risk?</p></blockquote><p> The only antidote is to trade that inflating money for assets that don&#8217;t inflate at the same rate (or, in a perfect world, don&#8217;t inflate at all). <strong>Scarce assets</strong>. Property. Business. Gold. Bitcoin. Things with hard limits on supply.</p><p>When you borrow to buy these things, this is the debasement trade. Property was version 1.0. It worked brilliantly (and still can) but it&#8217;s crowded, it&#8217;s leveraged to the hilt across an entire generation, and the people who benefited most are now looking at the door marked EXIT.</p><p>COVID proved just how much influence central banks really have. The world locked down and property boomed. Because when things get scary, money gets cheap. And if money gets cheap, assets get expensive. We wait for the fear, we buy the assets (ideally with borrowed money) and we wait. That rinse-and-repeat cycle has made more ordinary New Zealanders wealthy than any other strategy in the last 30 years.</p><p>But that cycle has to end somewhere. And the end requires buyers. Buyer who increasingly fear the music might stop and the most inopportune time.</p><div><hr></div><h2>The $210,000 mistake I made with my eyes open</h2><p>I&#8217;ve thought about this a lot because I lived it.</p><p>When my wife and I bought our first home, we had finance approved for two properties on the same neighborhood. A small unit for $289,500 (the &#8216;safe&#8217; pick) and a standalone house across the fence for just under $500,000. One extra bedroom. Bigger land. Same street. The bank would have done either deal.</p><p>We took the <em>safe</em> option.</p><p>That unit is worth about a million dollars today. The property across the fence is worth around two million. I left somewhere between $750,000 and a million dollars in capital gains sitting in the ground because I was cautious when I had every reason not to be. I was young, I had income, the bank approved it. And I chose the number that felt less scary.</p><p>The price of being conservative when you&#8217;re young doesn&#8217;t show up immediately. It compounds. Along with the regret.</p><p>Go harder. Go sooner.</p><p>&#8216;Risk&#8217; means different things at different stages of life. A gutsy mistake at 28 is recoverable - you have time, energy, earning capacity. The same mistake at 58 is a different conversation entirely. I see people all the time cramming for finals. They know they&#8217;ve got a short runway. And I watch them take on risk they can&#8217;t actually absorb because they didn&#8217;t absorb smaller risks earlier when they could afford to.</p><p>The conventional wisdom tells young people to be conservative. To start with a safe fund, a modest purchase, a toe in the water. I understand why that advice exists. I also think it quietly sets a lot of people up to become exit liquidity for the generation above them, rather than building real, lasting wealth of their own.</p><div><hr></div><h2>The way through is to think differently, like  genuinely differently</h2><p>The 80/20 framework I use with clients works like this: 80 percent of your thinking and your portfolio should be grounded in what we know actually works. Best practice. Conventional assets, conventional logic.</p><p>The other 20 percent should be genuinely original. Not trend-following dressed up as contrarianism. Not whatever&#8217;s being promoted by the influencers this quarter. Genuinely original: a mix of what&#8217;s old and keeps coming back, and what&#8217;s coming that most people are still dismissing.</p><p>The hard part is that real original thinking is almost impossible in the social media era. Echo chambers reinforce whatever you already believe. You think you&#8217;re ahead of the curve; you&#8217;re probably just in a more niche herd. I call it the Coke/Pepsi problem - you feel like you chose something different, but you&#8217;re still just choosing from the </p><div><hr></div><h2>What to do with this</h2><p>If you&#8217;re young and reading this: the cost of getting it wrong early is low. Like, what do you have to lose when you have&#8230;nothing? The cost of getting it wrong, later on in life, is another story. Don&#8217;t wait until the need is obvious - <em>take your biggest step first.</em></p><p>If you&#8217;re in your 40s or 50s and you feel the weight of having made your financial decisions largely on your own, without many people around you who really got it &#8212; that&#8217;s not unusual. A lot of the clients I work with are in exactly that position. But feel the weight of the next decisions without a <a href="http://radicalinvestment.co.nz">sounding board</a>.</p><p>If any of this has sparked something, reach out. Then 2021 hit. The CCCFA arrived, designed by politicians to throttle lending supply by forcing banks to judge you for every Snickers bar at the pump. Many made financial decisions on believe that lower interest rates would persist indefinitely. Classic entrapment. The central banker played bait and switch, and once we bit, they turned up the screws. Then tighter lending rules followed, and a government overplaying its hand, going after property wealth while pretending it was about solving a &#8216;housing crisis&#8217;. The result? Many property owners watched 40% of their real purchasing power evaporate in five years. And that&#8217;s assuming you believe the official inflation stats, which anyone paying for groceries, insurance, or healthcare knows is a generous oversimplification. The old promise that property would double every seven to ten years? Replaced by one thing that actually did: your rates bill.</p><p>The housing crisis was politicized from the start. Everyone had a different enemy: not enough social housing, rich investors locking out first home buyers, or the over-financialisation of what should be a &#8216;human right&#8217;. The government decided the answer was high density housing, so they poured money into it. Then immigration dried up. Now we&#8217;re left with shoebox apartments nobody wants to buy, built on a phantom crisis that never actually existed. First time buyers who locked in off the plans are now underwater. The free market got corralled out of the picture, and what we&#8217;re left with is a distorted mess. It&#8217;s the laws of supply and demand that&#8217;ll fix this, but it was government control that broke it in the first place.</p><div class="subscription-widget-wrap-editor" data-attrs="{&quot;url&quot;:&quot;https://darcyungaro.substack.com/subscribe?&quot;,&quot;text&quot;:&quot;Subscribe&quot;,&quot;language&quot;:&quot;en&quot;}" data-component-name="SubscribeWidgetToDOM"><div class="subscription-widget show-subscribe"><div class="preamble"><p class="cta-caption">This Substack is reader-supported. You get the good, the bad, then the good again. When it&#8217;s bad, you can&#8217;t imagine it ever getting good - It&#8217;s like going on holiday, getting food poisoning, and spending a week hunched over the toilet while everyone else is having a great time. That&#8217;s where we&#8217;re at right now in NZ. The last bust cycle many can still remember happened after the GFC (Global Financial Crisis). Bank economists in 2010 swore the housing market would never recover. Yet from 2012 onwards, first home buyers returned, then investors, then upgraders. We&#8217;ve been here before, and we&#8217;ll be here again.</p><p>And it&#8217;s right about now we need to consider Australia. Three things are changing fast that injects every Kiwi property owner with a generous dose of Deja vu: interest rates going higher, immigration facing growing societal pushback, and a government getting increasingly grabby with tax. Right now, <em>their property market is entering the exact difficult phase we already know the ending to</em>. And here&#8217;s the irony they likely can&#8217;t see: our lower dollar, lower taxes, and lower barriers to entry make Kiwi property extremely attractive right now. Will Australians shift and start buying here, or will they ride that roller coaster down just like we did?</p><p>Demographics matter enormously here. The average baby boomer is 71. Time feels finite, and that&#8217;s the natural catalyst for selling assets, releasing wealth to the next generation, and downsizing. But there&#8217;s urgency beyond just age. They&#8217;re watching governments everywhere going after wealth and worrying it&#8217;s coming for their batch, their family home, despite the family trust they set up in 1983. It wouldn&#8217;t take much to label this a &#8216;loophole&#8217;. And what happens when all these boomers want to exit at the same time, but the next generation doesn&#8217;t have the borrowing capacity, or even the interest, to absorb that supply? Okay boomer, we might have a problem.</p><p>And that brings us to the New Zealand economy, built on the golden nectar from a cow&#8217;s teat and trading properties with one another. When banks create new money for people to buy more expensive houses, it masks NZ&#8217;s productivity problems. This is exactly why politicians and central bankers will always work to support conditions that allow credit creation and property activity to recover. <em>Property values have to increase</em>. The system depends on it.</p><p>The biggest risk is that we&#8217;re all debating what&#8217;s fair, reasonable, and right, instead of understanding how the system actually works. Money comes from banking activity, and banking activity needs collateral to function. Crashes do happen yes - 1987 share market crash, the GFC, and who knows, maybe this 1970&#8217;s stagflation all over again. Then again, odds are pretty high it&#8217;s just a bump in the road. The real test will be whether the next wave of buyers can make the numbers work in a world of higher rates and greater political scrutiny. If they can, buy, borrow, die lives on in modified form. If they can&#8217;t or won&#8217;t, something genuinely different will have to take its place.
